What To Avoid Saying When Closing A Commercial Property Sale
Selling a piece of property can be a lengthy process, working closely with commercial conveyancing solicitors to ensure all of the paperwork is completed in a timely fashion, the contracts are drafted in due time and nothing is missed in the entire process.
It is a long process, and one that is getting longer; according to Rightmove, the average sale closure time has increased to 136 days, or close to five months, due to the still-frantic property market in the UK.
It’s a complex process, and one that despite being professional in nature is still filled with complex emotions, and these can lead to statements being accidentally uttered that could potentially compromise or delay the sale.
Here are just a few examples.
“I Cannot Wait To Move To A Better Location!”
Businesses move their offices for a huge number of reasons, from a change in circumstances to the desire to move closer to clients/customers or maybe a negative experience with the property in question, but caution should be taken when voicing these opinions, at least before the contracts are exchanged.
After all, even if the market conditions were difficult for you, the buyer’s circumstances could be different enough to make the location more suited.
“Thank Heavens We Made It Through Conveyancing”
Negotiations can be tough, stressful and contentious, particularly when two parties are far apart on terms, but much as it is important not to take this too personally in other types of negotiations, property sale negotiations should also stay professional.
Do not carry any lingering resentments over, as this can harm the closing of a deal right at its closing stages.
“Can I Come And Collect The Rest Of Our Items After I Hand Over The Keys?”
Once you exchange the contracts, that leaving date is pretty much set in stone, and given that the buyer is likely planning to set themselves up as soon as they can, it is somewhat bad form and can annoy a buyer and distract them during a disruptive time for their business.
If you are not going to be able to quickly transition from one office to another, make sure you have a temporary storage location you can use.
